Private lender credit standards
Verbatim program criteria from 9 non-agency lenders — 1,005 sections drawn from 33 source documents, each quoted directly and traceable to the file it came from.
These are not regulations. These are private, per-lender commercial standards, not regulation. They differ by lender by design and are revised without notice, often at the same web address. A program shown here is what the cited document said on the date given; it is not confirmation the lender still offers it.
By loan program
The same criteria, compared across every lender that offers the program.
- DSCR loans minimum DSCR ratio, credit score, reserves and LTV caps
- Bank statement loans months required, expense factor, personal vs business accounts
- Foreign national loans down payment, identification, US credit requirements
- Asset depletion loans qualifying formula, eligible assets, seasoning
Minimum DSCR, by lender
The question that is hardest to answer anywhere else, because every published source covers one lender at a time.

A value shown is a ratio the lender's own document names. It is not necessarily the floor for every program, and it is not confirmation the program is still offered.
Auto loan credit standards
A separate dataset in the same spirit, from a different disclosure regime: Regulation AB II requires loan-level data for registered auto-loan securitizations, so credit score, payment-to-income, term and rate distributions are computable directly from SEC filings. Method and data only — no lender analysis.
